During our initial meeting, we will spend time getting to know you. We will discuss your home buying goals and explore your wants and needs to identify the ideal property for you. As we discover what that may look like, we will discuss the 80/20 rule and put together a custom plan to help you achieve your homeownership dreams. After our meeting, we will set up a personalized search that will notify you of every property that meets your criteria as soon as it hits the market. You can modify the search parameters at any time and leave notes about your likes and dislikes, which will help us refine your search and find you the perfect home.

We operate on a commission-based compensation structure. In most cases, the cost of hiring us to represent you is covered by the seller, which means that you will not incur any out-of-pocket expenses for our valuable services.

A critical step in buying a home is the pre-approval process. Unless you are an all cash buyer, you will want to meet with a trusted lender to help you determine your purchase power. If it isn't where you want to be, your lender will work with you to form a plan to get you there.

This is where the fun begins! Once you are pre-approved, we will tour a selection of homes that fit within the criteria we established. Our first time out is Education Day. We will look at a few homes you love, some "maybe" homes and some homes you might not have considered. This will not only help you set your expectations in your home search, it will also help me get a good understanding of what the perfect home looks like to you.

Once you've found "the one," we will work together to compose the offer. We will start by providing you with a market analysis to help determine a competitive offer price. Then, we will walk you through the contract, reviewing the various contingencies and addenda available to you and the pros and cons of including them in your offer.

After submitting an offer, our goal is to successfully negotiate a purchase price and terms that work for both you and the sellers. Once we have reached an agreement in writing we have officially entered Mutual Acceptance. The following day we will send you a detailed timeline that includes every task you need to complete and all the important dates leading up to closing.

If the seller has not had a pre-inspection by one of our trusted inspectors, we will discuss the importance of a home inspection contingency and negotiate it into the terms of your offer. The inspector will examine and test all systems; look for signs of wear, damage, and potential hazards, and provide estimates on the remaining life of major systems such as the plumbing, roof, and siding. If any issues are found, the inspector may recommend further investigation by a specialist.

Escrow is an important neutral third party that receives and oversees the contract documents and funds. They closely monitor the transaction to ensure all of the conditions of the contract have been met and all funds have been received prior to the transfer of the property. We will work closely with your escrow officer to facilitate a smooth transaction all the way up to handing you over the keys!

Hurray! The day you have been waiting for, when you get to move into your new home. Typically this day takes place the evening of, or the day after closing. You may decide to do some updates before you move in, or just need resources for a good mover.
